Cavite New Town | philippines
Cavite New Town was intended to be a master-planned residential and commercial community with a world-class race track and golf course. The design preserves and emphasizes a series of wooded ravines that cut diagonally across the site. Two 18-hole golf courses with associated club amenities are made the centerpiece of the plan, with views of the openspace preserved along streets that radiate from it, and the road that borders it. Around the golf course, a mix of single and multi-family units is established. Higher density residential units (town houses, apartments) are clustered to allow for broad sweeps of open space.
Carved into the southern end of the golf course and close to the main entry of the town is a mixed-use “town center” composed of retail & offices, municipal facilities, higher density residential units, and public amenities: a community center, library, schools, etc.
The race track (a relocation of existing track in central Manila) was to be in the south-west corner of the site, just to the west of the city center. A separate turn-off from the main entry road allows traffic to go directly to and from the race track, reducing its impact on the rest of the community. The grandstand is located to provide a dramatic endpoint to the vista down the town’s main street. This visual connection reinforces the equestrian/golf identity of the community, with all of its connotations of wealth and luxury.
Portions of this project were built, such as many of the roads, but the development later stalled. Experiences like this are what led Brian to shift his career towards real estate economics.
