SENTUL NIRWANA | BOGOR, indonesia
Economic Studies and Regional Plan for a large (31,000 ha; of which 5,000 ha - 20 square miles - considered developable) tract of land in the hills south of Metro Jakarta, near Bogor (known as Sentul Nirwana, or Bukit Jonggol Asri).
Scope included economic and industry analysis, real estate market assessment, positioning and development strategy, and preliminary financial feasibility study.
Brian Jennett led the economic and real estate portions of the study while a Director of Economics and Planning at AECOM; design work was completed by colleagues as part of an integrated team.

31,000 ha region, of which the developer owns 12,000 ha and the amount developable was deemed 5,000 ha
Supportable population at completion projected at roughly 410,000 people in 115,000 households; corresponding employment figures projected at 255,000 jobs. This represents about 1.5% of the metro region's projected population growth and a labor force participation rate similar to what is existing (62%).
Densities for this amount of development are similar to other master planned communities in the region
The timeline for the completion of the project extends to 2050, given the size of the project and the need for new infrastructure
A high level master plan was created that addresses where land is suitable for development. Land Use areas were projected in detail and then applied to the plan.
Implementation is ongoing; an earlier phase development is already well underway.
