pERDANA qUAY rESORT   | langkawi, malaysia

Market Analysis, Positioning, Development Strategy, and Financial Feasibility for a series of new hotels, residential developments, retail facilities, F&B establishments, and a variety of attractions around Telaga Harbour on the Malaysian island of Langkawi. Size: 200 acres.

The Perdana Quay Resort Area is envisioned as a unique mixed-use destination on Langkawi island, providing luxurious resort hotels, shopping and entertainment opportunities, unique attractions, and distinctive residential properties that will become a new, high-end destination that contrasts with existing budget-focused areas on the island such as Pantai Cenang and Kuah Town. 

Planning for the project involved market research into an array of tourism and real estate trends – local, regional, and global. Projections for the amount, type, and quality of development proposed were made in light of these trends. 

Unlike other parts of the island which have arisen in an ad hoc fashion, this project is master planned as an integrated development. Attention to design extends beyond the boundaries of individual hotels to the public realm (streets, plazas, marina, beach). 

The project has a “village” configuration with a mix of activities that complement the other natural and cultural attractions of Langkawi. It is believed that this model will have special appeal to the two key future growth markets: fast-growing regional tourists and higher-spending long-haul international visitors.

A portion of the project is already built (hotels, attractions) and development is ongoing.
