This project involved collecting and visualizing property data in support of a valuation exercise for a coastal property (currently used as a private camp) that was being considered for sale and potential redevelopment. The team reviewed comparables data from the MLS and various brokerage firms, mapped the data, and explored options for redevelopment including large estates, a typical subdivision, a clustered subdivision, and potential "camp"-like usage in the form of glamping cabins and airstream parks (which have been successful elsewhere).

Spreadsheets were used to calculate residual land values for each option based on a series of assumptions which were reviewed with the client. Scenario planning was undertaken to bracket the results.

This information was used by a public entity to support purchase of the land as a conservation measure to preserve it for public use in perpetuity.
